Job Purpose

The development of the commercial enterprises at the airport is key to the delivery of the business plan and the TIA Estate is growing at a rapid pace.

Reporting to the Head of Estates, the Property Manager will assist in managing all day to day property matters and liaise directly with tenants and contractors. They will be responsible for collecting rents and other property related monies, along with monitoring and dealing with arrears.

Maintenance and repairs of tenanted properties will be dealt with by the Property Manager and they will ensure services provided by external contractors and consultants are sought at competitive rates.

They will engage with new and existing tenants, dealing with key lease events whilst ensuring all legal and statutory obligations are met.

The safety of TIA’s staff and customers is the top priority for the airport. The Property Manager will help to ensure compliance with all the applicable Health & Safety regulations for the Estate.

Specific duties will include:

  • General day to day liaison with occupiers, dealing with all property issues
  • Collect rents and deal with arrears
  • Process property invoices and post payments using property management software
  • Calculate utilities and insurance recharges
  • Monitor and action key lease events then assist with negotiating terms on lease renewals, rent reviews, etc.
  • Handle enquiries and assist with negotiations for new lettings
  • Help prepare and issue a Health & Safety file for all new lettings
  • Promote Health & Safety procedures and ensure incidents associated with the Estate are investigated and recommendations are made to prevent further occurrences
  • Manage repairs, seek quotes and deal directly with contractors
  • Ensure both landlord and tenant are meeting their statutory compliance, Health & Safety and lease obligations
  • Deal with lease breaches with support from senior colleagues
  • Carry out routine property inspections and keep records
  • Manage upkeep and maintenance of wider Estate
  • Assist with end of tenancy matters including dilapidations
  • Liaise with legal advisors, surveyors and other consultants where required
